What is an Energy Performance Certificate? (EPC)
 
Although the Home Information Pack has been scrapped, it is still a legal requirement to have an Energy Performance Certificate carried out on a property prior to sale, if one is not already in place
 
 
Every Rental property is now required by law to have an Energy Performance Certificate prior to letting.  
 
 
An EPC (Energy Performance Certificate) is the final product that results from the inspection by the domestic energy assessor (DEA) and will have an A to G rating (rather like white kitchen goods) on the graphic display above.
 
Energy Performance Certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes - which should have the lowest fuel bills - are in band A.
The Certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through carbon dioxide (CO2) emissions.
The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home's energy efficiency to save you money and help the environment.
 
You do not have to act on the recommendations contained in the recommendation report. However, if you decide to do so, then it could make your property more attractive for sale or rent by making it more energy efficient.
